The Reserve Orono is designed to support student productivity through community amenities like a resident computer lab and included internet in your home. Students can get social and stay active through shared spaces like our 24-hour fitness center, enclosed dog park, and resort-style pool—it’s the only one in town! Our fully furnished apartment community meets every need your student may have, so they can succeed in a fun, social atmosphere.

Yes! Your payment covers water, sewer, trash, and high speed internet. We also take care of all of your electricity usage up to $25 per room. If you go over this allowance, the overage amount will be divided between all of the residents in your unit.

Do You Require Meal Plans?
We do not have a cafeteria or on-site student dining. However, every apartment has a full kitchen with a dishwasher. We also host several resident events every month with free food! Call our office to learn more.

Are Pets Allowed?
Yes, friendly dogs and cats that fall within our size and weight limits are welcome! We know how important your furry friends are to you, and we can’t wait to meet them. Pets do require a one-time pet fee along with additional monthly rent, so please contact our Leasing Office to make sure we can accommodate yours.

What’s The Difference Between Your Lease Agreements
And Standard Apartment Leases?
We offer individual leases per person, rather than leases per apartment. This means, if your roommate fails to pay their rent, transfers, or moves, you won’t be held responsible.

How Much Does It Cost To Live Here?
Rates vary depending on your floor plan and time of year. Generally, the sooner you sign a lease, the better chance you have of securing a lower rate. For the most up-to-date rates and promotions, please contact our staff at the front desk.

Are The Apartments Furnished?
Yes! All of our apartments are fully furnished. Each bedroom includes a full-size bed with a mattress, a desk and desk chair, a nightstand, and dresser. The furniture in the common spaces varies depending on the size of the apartment but can include a dining table and chairs, sofa, arm chair, and coffee table or ottoman.

Are There Any Additional Fees I Should Know About?
We have been waiving application and community fees for residents for the past 5 years, and sending them incentive agreements to offset the lease language indicating fees. Conservice fee is a $68.40 one time fee (per lease term) and is no longer billed in monthly installments.

Can I Choose My Roommates?
When you fill out your application, our team member will show you where to input roommate requests. Simply write the name of your future roomie(s) in the designated spot and we’ll do our best to place you together as we are finalizing placements.

What If I Don’t Have Roommates In Mind?
No worries! Let us play matchmaker. When you fill out your lease agreement, you will also be given a resident profile card, which includes a questionnaire about your lifestyle and preferences. If you need to be matched with a roomie, we’ll use this information to find roommates with similar interests. We take roommate matching very seriously and spend a lot of time making sure we find the right fit.

Are Any Students Given Priority Or Preference?
Nope. Our community is leased on a first come, first served basis. That’s one of the reasons it’s so important to sign your lease early for the upcoming school year.

Can I Have Overnight Guests?
Yep! As long as you have discussed your guest’s stay with your roommates, you may have an overnight guest for up to three consecutive nights. Remember our guest parking is limited, so make sure they have the proper guest parking pass during their stay to prevent their car from being towed.

I’m Graduating In December. Can I Get Out Of My Lease Agreement?
Congratulations! We do not allow residents out of lease agreements due to graduation. However, we do allow residents to find someone to take over their lease. You are solely responsible for finding this replacement and having them complete a lease takeover before you’re relieved of your financial responsibilities. Please contact the front desk for additional information.

Is There Resident Parking On-Site?
Yes, we do have on-site parking. When you move in, you’ll be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits and guests with passes may use our parking lot.

Is There A Curfew?
Nope. Living at the Reserve offers residents the freedom to come and go as they wish—though we do have time restrictions on some of our amenities. We do ask tenants and their guests to behave in a mature, responsible manner towards their fellow residents. Everyone is here to have an amazing living experience. We also enforce designated quiet hours during the week as outlined in your lease.

Will There Be Resident Assistants (Ras) At The Reserve?
Kind of. While they aren’t traditional dormitory RAs, we do have a group of awesome Community Assistants! These high-energy CAs live at the Reserve and are available 24 hours a day to assist you. Most often, our CAs are students just like you who love helping out and running amazing social events at our property. Interested in working where you live? Stop by the front desk. We’re always hiring!

Can I Smoke In My Room?
No. Smoking is not allowed inside apartments or at any of our amenities. Breaking this rule can result in steep fines. If you need to smoke, we ask that you do so in one of our designated smoking areas and be sure to dispose of your cigarette butts properly.

When Is My Rent Due?
You have three installment payment options to pay the entire amount due under your lease: one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note these are all installment payment options and not monthly rent.

Are Leases For Families With Children Available?
Yes. This policy is for family occupants with one or more children under the age of 18 who are domiciled with (i) at least one parent, legal guardian, or another adult with legal custody of the children, or (ii) the designee of a parent, guardian, or other adult with legal custody, with written permission of such parent or other adult. For family households with children, all household members 18 or older must (A) complete an application, and (B) sign the lease as a resident. For family households with children under 18, at least two people will be permitted to occupy a single bedroom. If a family household with children under the age of 18 requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis, depending on factors including but not limited to the size of the bedroom(s) and unit, age of the children, configuration of the unit, physical limitations of the property, and local occupancy codes. If a child reaches 18 years of age during the term of the lease, the lease will be allowed to complete its term, but the renewal will only be offered in compliance with the occupancy policy as stated for those aged 18 and above. Children under 24 months of age at the time of lease signing will not be counted under the occupancy policy for purposes of maximum occupancy, but they will be counted for subsequent leases if they reach the age of 24 months during the term of the lease. The landlord reserves the right to lease any empty bedroom(s) in a unit. Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
